Borrowers must seek independent legal and/or professional advice in relation to their requirements. Please note: not all financial products are covered by Financial Conduct Authority (FCA) regulation, and any provided by Charter HCP will not be covered as we deal solely with businesses. Where Charter HCP lends or invests directly, it does so for its own account using only its own balance-sheet capital or warehouse line; it does not hold or manage third-party investor money. Regulatory status

Please note — Charter HCP Limited is not permitted to undertake regulated activity. The full details of Charter's Part 4A permissions can be viewed on the Financial Services Register. Charter continues to provide its core business services related to non-regulated activity, including corporate finance advisory, transaction support, due diligence and capital introduction, and — in limited circumstances — direct debt and equity funding for its own account. Charter HCP does not accept deposits, manage money on behalf of investors, operate an investment fund or collective investment scheme, provide regulated investment advice, arrange regulated mortgage contracts, or undertake regulated consumer-credit activity. Direct lending & investment

Charter HCP's primary role is adviser and introducer. In limited circumstances it may use its own balance-sheet capital or warehouse line to lend to or invest directly in a business for its own account. Each such transaction is considered separately and is subject to legal and regulatory assessment before Charter HCP commits capital, and will only proceed where the transaction is for genuine business purposes and falls outside the scope of regulated financial services. Any direct funding is entirely discretionary, is subject to satisfactory due diligence, internal approval, legal documentation and the availability of capital, is not offered to consumers or to the public, and is never guaranteed. Charter HCP is not a bank, fund, investment manager or regulated lender.

Commission disclosure

We may receive commissions that vary depending on the lender, product, or other permissible factors. The nature of any commission arrangement will be disclosed to you before you proceed.
